How it works

1

Upload your documents

Choose a package, tell us about the property, and upload the documents you have — survey, title, contract, or anything else the seller gave you.

2

We analyse them

Every document is checked against public registry standards for Costa Rica and Panama, cross-referenced, and flagged for inconsistencies.

3

Receive your report

Within 48 hours you receive a clear, professional risk report by email — with an overall rating and a plain-English explanation of every finding.

What we check

Six areas where property purchases in Costa Rica and Panama most often go wrong.

Survey / Plano Catastrado

Does the registered survey match what you are being sold? We check boundaries, area, and registration status.

Title / Folio Real

Who really owns the property, and is the title clean? We look for liens, annotations, and ownership mismatches.

Zoning / Uso de Suelo

Can you actually build or operate what you plan to? We check the permitted land use against your intentions.

Sale Contract

We review the purchase agreement for unusual clauses, missing protections, and terms that shift risk onto you.

Outstanding Debts

Unpaid property taxes, municipal fees, or HOA dues can transfer with the property. We check the Paz y Salvo documents.

Environmental Setbacks

Maritime zones, river setbacks, and protected areas can make land unbuildable. We flag anything that applies.

One clear answer

Every report ends with a single overall rating, so you always know where you stand.

GREEN

Proceed with confidence

The documents are consistent and we found no significant issues. Normal closing precautions still apply.

AMBER

Proceed with care

We found items that need clarification or fixing before you commit — usually resolvable, but don't sign until they are.

RED

Stop and investigate

We found serious problems — ownership conflicts, unbuildable land, or missing critical documents. Do not proceed without professional help.

Simple, fixed pricing

One-time payment in USD. No subscriptions, no hidden fees.

Common questions

What if I only have one or two documents?

That's fine — upload whatever you have. We analyse what's provided and flag anything missing as part of the report. Most Survey Only orders come with just the plano catastrado, and that's enough to run a full survey analysis.

What language are the reports in?

All reports are written in English, even when the source documents are in Spanish. We read and extract the Spanish-language documents and present the findings in plain English.

What happens after I pay?

You'll receive a confirmation email immediately. Your documents are analysed and a PDF report is sent to your email address within 48 hours. If we have questions about your submission we'll contact you directly.

Is this a substitute for a lawyer?

No. Clara Deeds identifies risks and flags issues — it does not provide legal advice and is not a law firm. We strongly recommend having a qualified local attorney review any property before you sign. Think of our report as the first filter, not the final word.

Which countries do you cover?

Currently Costa Rica and Panama. Both countries have well-structured cadastral and registry systems that lend themselves to document-based analysis.

What file formats do you accept?

PDF, JPG, and PNG. If your documents are in another format, convert them to PDF before uploading. Maximum 10MB per file.

Can I get a refund if I change my mind?

Once analysis has begun we cannot offer a refund, as the work is already underway. If you have a problem with your order contact us at hello@claradeeds.com and we'll do our best to help.
